Pending homes sales under contract, are a good leading indicator of trend and
strength in the real estate market. The two important factors are the volume and the
seasonal volume. How long into the season does the sales hold up. These are not
closed sales, but pending contracts. You can see that 2008 was trying to recover from
the 2007 lows, until the banking crisis came on in late summer/fall

April 2010 ...
The market has done an Elliott Wave double three and should go to new under contract
highs in the May 2010 to June 2010 period. This was a flat correction, unlike other
areas of the country which had deep dipping zig zags down and than have ballooned up.
Northern Bergen County has aways been a strong economic area. It has held together
much better than other areas. This again, proves to be the same type of indication of
the depth in this market.

Nov. 1 2010-The current Elliott Wave position of this market looks like one more pull
back this winter will finish a triple three corrective pattern from the 2006 under contract
high. Let's hope for a good late winter early spring market.
